- The soil you build on will anchor your foundation and bear the weight of & support your home !
- The type of soil you have onsite will determine the materials and designs used in your build
- Your site classification will determine the cost of your foundations and alternate solutions can be sought up front !
- Contaminants or minerals affect naterials, health & designs and can delay construction or even shut down sites or if missed result in property being unusable or becoming worthless !
It’s important to understand your soil before you start planning your build or designing your foundations.
The best way to do that is to work with experienced soil testing and site classification consultants. Briefing the soil tester as to the number ,depth and type of test is vital so you don’t miss something (I have seen tests that if you understand , you can tell they were not looking for what they didn’t want to find , esp in fill areas, coastal areas ) and it sures & shores up the costa e.g, was there a tree there or dam , that now we have to fill with cement stabilised sand so we can build ? is there a water table / salt water that will come up if we are near the sea once we start bored piers ? is there fill ? where is it ? we need to test around the site and foot print to make sure, also are there any floaters – rocks ..can we have alternate footings design at hand so we can keep on working ?
