8 EASY STEPS TO THE HOME YOU WANT.

1. INITIAL CONSULTATION Email your sketch & lot plan or meet with our veteran designer for an initial consultation to find out about your life, goals and dreams so we know what you require in your home and we can help with the budget so you get the most bang for your buck, at build time and for comfort and future running costs.

2. DESIGN BRIEF MEETING The designer will go through the design brief with you to make sure nothing gets lost in translation. By doing this we are more likely to get the design right for you the first time.We do a number of passes to fine tune. Better sorting it out here at design stage to avoid variations later!

3. SITE INSPECTION. WE ARE THOROUGH ! Including a contour and feature survey of your block, we visit your site so we can get a better understanding of how we can create a home which will suit your lifestyle and the practicality of your land. We can also help organise site demolition if needed.(Our soil tests take more samples and at depth after we first review any developer estate guidelines sect 173 etc engineering plans .. avoids hidden costs and site cost blow outs later !)

4. YOUR SEACHANGE HOME SKETCH IS PRESENTED Your home design is now starting to take shape! After taking the time to learn about what you want, we present you with a design, having used WHATFITS to check preliminary land and planning & building rules.. Even if you want changes after our DRAFT, you’ll have unlimited meetings until your requirements are met...exciting times ! even we get excited !

5. FULL DRAWING INCLUDING SITE PLAN Once you’re happy, we create accurate scaled floor plan drawings with energy efficiency in mind, multiple elevation designs and 3D colour renders of the front elevation of your home. We’ll provide any design revisions, if required. WE can even get initial assessments done at this stage ! to save delay later

6. PAPERWORK AND PREPARATION We also help you with the all the necessary paperwork, liaising with the shire and council, authorities, examining planning permits, preparing detailed Australia Standard specifications and useful detailed easy to follow construction plans.

7. THE BUILDING OF YOUR HOME BEGINS ! Your home is ready to commence building. We’ll provide complete support and advice if you want changes along every step of the way.
