We design and oversee the supply of your custom shed house shell and structure of your new dwelling, get you to lock up and allow you to create your dream home that won’t cost the earth.

We consult and specialise in custom designs & our belief is that every home should be unique & not cost the earth.
DESIGN PHASE
Our Design service helps you create and execute your desired plans, as well as generate the residential engineering and town planning (for an extra cost) assistance for council approval. Our Design Service Team is able to work toward your specific shed house budget.
This service is all inclusive of the following; Concept, preliminary and full working drawings Energy ratings Provisional engineering – to a residential class 1a standard.
Inclusive in this price is the cost of the delivery of your custom designed shed kit wherever you are located – Australia wide. LOCK UP As an owner builder or with your own builder, we bring a build team and take all the worry out of the build to lock up.
This includes concrete slab, house frame build, external cladding on, window install and set up for plastering (if required).

What does built to “lock up” mean ?
We supply and install the slab, frame, roof, external cladding and windows. You are left with a watertight building ready to fit out and paint. You will need to have your owner builder’s license or engage a registered builder (or we can get it done).
Is a shed house a legal house to live in?
Yes 🙂 There are some conditions. To legally live in a shed you need to ensure that it complies with your local councils housing guidelines as well as the housing standard. In order to achieve this you need the following items:
- Class 1A slab and frame engineering
- Energy efficiency compliance
- Certified Class 1A building plans & computations & specifications
- Class 1A certification from a registered building surveyor RBS
- Smoke alarm compliance
- Glazing compliance
- Plumbing approval and compliance (septic LCA)
- Bushfire compliance
- Waterproofing certification
If you are thinking of building a new shed it is important to consider all of the above factors. You will also need to talk to our / your RBS to have them assess your plans and site so they can inform you of the exact requirements to have your new shed approved as a house.
Is a ShedHouse hot ?
No. A traditional storage shed gets hot. But our shed homes are cleverly designed. They have a minimum 6 star energy rating and come with good quality insulation to keep them cool in summer and warm in winter and can come with hydronic heating & in ground cooling !
Do Seachange assist owner builders ?
Yes, we do. We will help you through the design, class 1a (residential) engineering and building approval process, which are often the most difficult parts.
Can I get a bank loan as an owner builder?
Our lending manager Wladek from MONOPOLY FINANCE is best equipped to help you here. Most banks have different funding rules for owner builders. We understand a larger deposit is required to get the project started. A banks normal lending is 80% to 100 percent for a normal home loan. This will change when you are an owner builder so you will need to ask your / our broker to find out what it will be. It has nothing to do with your choice to build a kit home; it is about you being an owner builder, their insurance and you being able to finish the home in a timely manner. Some people use our Project Manager service with a licensed builder being available to assist.

Yes, we do. We have a flexible approach to design and engineering. This allows our clients to customise plans and design a shedhouse that is unique to
them
Do you assist with council and town planning and building permits , septic and all reports ?
YES or town planning and council applications can be completed by the client if they wish.
What are the costs involved in the process.
Our design service costs are outlined in our FEES Your custom kit the requires a 30 % deposit on order,pay-as-you-go then the remainder on day of delivery of final docs prior to lodgment. Construction costs are invoiced separately.
